$139M warehousing estate next to Western Sydney Aerotropolis gets green light

Located less than two kilometres from the new Western Sydney International Airport, the Barings Luddenham Industrial Park will feature a variety of premium industrial warehousing options, altogether delivering more than 63,500 square metres of floor space across seven buildings and generating significant job opportunities.

The approval of a new $139-million industrial warehousing estate within the rapidly growing Western Sydney Aerotropolis by the NSW Government is set to generate both job and investment opportunities by leveraging the development’s proximity to the new Western Sydney International Airport, which is scheduled to open in 2026.

As one of the first major projects in the Aerotropolis, this development will provide essential logistics and warehousing capacity to support the area’s growth. 

Spread across 19.4 hectares, the Barings Luddenham Industrial Park has been designated a State Significant Development and will feature a variety of warehouse spaces ranging from approximately 1,000 to 30,000 square metres, altogether delivering more than 63,500 square metres of floor space across seven buildings. Additionally, the development will include an onsite café, office spaces, an internal road network, two landscaped open areas, stormwater management infrastructure, signage, waterway rehabilitation, car parking, and estate-wide landscaping.

This latest development follows recent milestones, including the approval of Bradfield City’s Central Park and the opening of the First Building. The NSW Government has already invested over $1 billion to launch Bradfield City Centre, delivering early commercial buildings, infrastructure and services needed to unlock billions in private investment, which will ultimately provide more than 10,000 new homes and 20,000 new jobs.

Currently, there are $14 billion worth of private development applications in the pipeline for the Aerotropolis, with the potential to create 120,000 jobs across aerospace and defence, manufacturing, healthcare, freight and logistics, agribusiness, education and research industries.

“This investment is not just about warehouses, it’s about jobs, opportunity, and building a thriving future right here in the Aerotropolis. More than 600 jobs will be created through this development, and it’s just the beginning of what is to come,” Deputy Premier and Minister for Western Sydney Prue Car says.

“The Minns Government is delivering on our promise to grow Western Sydney by backing projects that create jobs, attract investment, and unlock opportunity. This project is a key step forward in activating the Aerotropolis and creating the jobs of tomorrow.”

Minister for Planning and Public Spaces Paul Scully adds, “With the Western Sydney International Airport on the horizon and developments like this one gaining momentum, we’re laying the foundations for a Western Sydney that’s more connected, more vibrant, and offers more opportunity than ever before.

“The NSW Government is helping to drive investment, create jobs and support the development of the Western Sydney Aerotropolis with vital space for logistics.

“This project shows confidence in Western Sydney’s economic future. From construction jobs to long-term roles in logistics and operations, it’s investments like this that are helping to power our state’s growth and prosperity.”

The Luddenham Industrial Park is being delivered through a partnership between Aware Real Estate and Barings Real Estate Australia. 

Construction on the industrial estate is set to begin in mid-2025, with the first warehouse expected to open by December 2026.
